Community Living and Conduct

RESPECT FOR PRIVACY: 
Please respect the privacy of fellow guests and residents. Avoid walking through occupied sites.

QUIET HOURS: 
To maintain a peaceful atmosphere, observe quiet hours from 10 PM to 7 AM on weekdays and 11 PM to 8 AM on weekends.

GUESTS AND VISITOR CONDUCT:
Tenants are responsible for the actions of their guests or visitors (including all furry friends, too!).

Pet Policies

PET LIMITS:
Well-behaved pets are welcome, with a limit of 2 large or 3 small pets, or a combination approved by us.

LEASH & SUPERVISION:
All dogs must be on a leash, and pets should not be left unattended.

CLEANLINESS:
Owners must pick up their pets’ waste immediately and prevent them from damaging landscaping.

Environmental Responsibility

DARK SKY COMMUNITY:
As a Dark Sky community, residents are expected to turn off exterior lights by 10 PM. Short-term rentals are expected to install timers on exterior lights, all exterior lights must face downward.

WASTE MANAGEMENT:
Dispose of garbage and recycling in the provided dumpsters. All cardboard boxes should be broken down prior to disposal. Be mindful of local wildlife and avoid leaving trash out overnight. Please review signage to see what can/can’t be recycled. See

COMPOSTING:
Utilize the communal compost bin for appropriate waste. Personal, uncovered, non-pest-proof bins are not allowed. Please review signage to see what can/can’t be composted.

Safety and Infrastructure

FIRE SAFETY:
Grills and fire pits are permitted, but please follow safety guidelines and avoid usage during quiet hours.

PROPANE & UTILITIES:
Propane tanks under 40 lbs are allowed. Larger tanks need approval and must be covered.

SEPTIC & WATER CONNECTIONS:
Only licensed plumbers or approved contacts can install connections. You are responsible for septic lines up to the service connection. Sealed PVC sewer connection is required. No soft RV septic hoses allowed. Power, Water,  and sewer lines must be underground or behind skirting to prevent trip hazards and freezing.

Building and Construction

DECKS & SHEDS:
All decks and sheds require prior approval and must follow local regulations. Sheds cannot be used as living spaces, be greater than 60 sq ft or 9 ft in height, or extend beyond a 15 ft radius.

CONSTRUCTION APPROVAL:
All decks and sheds must be approved by us before construction or move-in. All decks must be permitted by Henderson County and installed on temporary foundations. Concrete cannot be used in any form on your lot.

Accommodation Standards

TINY HOME REQUIREMENTS:
All homes must be RVIA, RVIC, ANSI, NOAH certified, or approved by management. They must be insured for replacement and carry a minimum of $300,000.00 liability policy, naming Acony Bell Mills River as additionally insured.

AESTHETIC STANDARDS:
We reserve the right to refuse service based on the appearance of a Tiny House. All construction must be completed before moving in and approved by us.

UNDERCARRIAGE COVER:
All units are required to have an undercarriage cover, which must be approved by us, cover the tires and hitch, and installed within 60 days of setting up your unit. Metal is preferred, trellis is permitted. Vinyl/soft covers are not allowed as they wear out quickly. Open to “non-traditional” options pending approval by us.

CLOTHESLINES:
Temporary clothes hangers/clotheslines are allowed but must be taken down when not in use.

Site Maintenance and Usage

PARKING & VEHICLES:
Park in designated spaces only, with a limit of 2 vehicles per site. No trailers or RVs are allowed. No operating of ATVs, four-wheelers, or motor bikes upon the premises

SITE CLEANLINESS:
Maintain a 15-foot radius from your unit clean and in good condition. No tires, 55 gallon drums, external generators, tires, refrigerators, or other containers are allowed on your site. Under unit storage is allowed if well maintained. No flammables/explosives.

LAWN MAINTENANCE:
Move items from grassy areas on designated lawn maintenance days to facilitate upkeep.

Community Decorum

SPEED LIMIT:
The community speed limit is 9 MPH. 

HOLIDAY DECORATIONS:
Please remove the decor within two weeks of the holiday.

Additional Policies

No Swimming Pools, Playsets, Fireworks, or Satellite Dishes:
These items are not permitted within the community.

Rental Restrictions:
Long-term subleasing is not allowed. Short-term subleases must be through Tiger Lily Collective on designated lots.

Your adherence to these guidelines ensures a safe, respectful, and enjoyable living environment for everyone. We reserve the right to make changes to these rules and to evict or refuse entry to anyone disregarding them. Thank you for your cooperation and for being a part of our community!
